Only 14% of retirees have even considered a reverse mortgage, and only one person out of 1,000 polled actually entered into one, according to the American College of Financial Services.


The school’s survey, the results of which were released Monday, found that 44% of respondents considered drawing home equity in retirement, though only 25% were comfortable using it as a source of *regular income.


The top reason listed for why respondents chose not to enter into a reverse mortgage was that they had sufficient income already, with 44% of retirees selecting this answer. Other commonly cited reasons included “too young,” “not ready” and “too risky.”


American College, based in Bryn Mawr, Pa., added that the respondents displayed “a slightly negative view on reverse mortgages as a retirement tool.”


The college, which offers graduate degrees and professional certifications, also found that only three out of 10 retirees *demonstrated even passing knowledge of the product when given a 10-question quiz about it. Furthermore, 10% of the respondents in the institution’s survey answered all questions incorrectly.


Despite the lack of knowledge, American College said that the retiree respondents “thought they were more knowledgeable on reverse mortgages” than their scores on the quiz showed, suggesting “both some degree of overconfidence and misunderstanding.”

MetLife Boosts Mortgage Loans After 'Choppy' Hedge Fund Results - Bloomberg


MetLife Inc., the largest U.S. life insurer, is increasing bets on real estate as the company scales back investments in hedge funds.


The insurer is adding to allocations “in segments that require less capital and have more predictable income streams to us, including structured finance and mortgages,” Chief Executive Officer Steve Kandarian said Wednesday at a conference held by Deutsche Bank AG in New York. That contrasts with assets such as hedge funds, which have had “some choppy results,” he said.


Kandarian and American International Group Inc. CEO Peter Hancock have been boosting lending operations to counter low yields on the safest corporate debt and losses from hedge funds. MetLife Chief Investment Officer Steven Goulart said in May that the insurer was seeking to redeem two-thirds of its hedge fund investments.



Holdings of mortgage loans increased to more than $68 billion as of March 31, from about $62 billion a year earlier. Those assets posted an annualized yield of about 4.68 percent in the first quarter, compared with 4.43 percent for fixed-maturity securities, which comprise most of the $524 billion investment portfolio.

The category of “other limited partnership interests,” which includes hedge funds and private equity, has been more volatile, generating an annualized yield of just 2.71 percent in the first quarter and a loss for the three months ended Dec. 31. The annualized yield exceeded 10 percent in other periods last year, however.


Picking Up the Slack


Mortgages and structured securities “are kind of picking up a little bit of the slack of what we’ve sold off,” Kandarian said.


The CEO said the investing shift is part of a broader reshaping of the company as he seeks to reverse a stock slump by increasing the portion of earnings that can be returned to shareholders or used for acquisitions. Regulators can require insurers to hold more capital to guard against losses on riskier assets.




Kandarian is also reducing reliance on products such as variable annuities, where results are tied to fluctuations in capital markets.


MetLife dropped 68 cents to $44.87 at 10:26 a.m. in New York, extending its decline since Dec. 31 to 6.9 percent. The stock slumped 11 percent last year and was little changed in 2014.

Bressler is from Southfield, Michigan and has 19 years of experience in the financial services industry. Before that he also served as the director of information technology for 15 years at Guaranteed Rate.

One Wall Street firm predicts stocks are about to surge, but it could be over within the blink of an eye.


Investors are anticipating the outcome of the June meeting of the Federal Open Market Committee, at a time when Federal Reserve policymakers have hinted at raising borrowing costs. On Friday, Fed Chair Janet Yellen said that an interest rate hike in the coming months would be appropriate, given the economic data.


Some Wall Street watchers think a rate increase could come as early as next month, which could help boost markets as the uncertainty dissipates.


“We could see some kind of rally that could last until the FOMC meeting in a few weeks,” Kristina Hooper, head of U.S. capital markets research and strategy at Allianz Global Investors, recently told CNBC’s “Futures Now. “The market seems to be coming to terms a bit more with the possibility of a Fed rate hike in June.”


As a result, Hooper sees the S&P 500 index surging 5 to 10 percent as anxiety over the June Fed meeting dissipates. However, once the Fed makes its decision on rates, she believes uncertainty could climb again in anticipation of the central bank’s next move.


“For so many years now, the Fed really has dominated and in many ways dictated risk and reward profiles for asset classes,” said Hooper. “That doesn’t appear to be going away anytime soon.”

“This year they’re just getting started, but if you look at the last 52 weeks, the FANG stocks are still pretty pricey. Microsoft and Cisco have gained 6.3 percent and 5.7 percent over the past month, respectively.

Mortgage rates were generally unchanged to begin the short work-week for financial markets, though that wasn’t the case at first. Earlier this morning, most lenders were quoting higher rates than those seen last Friday. Markets improved rather significantly during the course of the day, allowing most lenders to ‘reprice’ to lower rates, thus bringing them back in line with Friday’s.


Despite the apparent lack of volatility today, the rest of the week could see much bigger moves depending on the outcome of the various economic reports that will be released between now and Friday. In addition to the data, financial markets are perhaps even more sensitive to news regarding the potential for a Fed rate hike in mid-June. Today, for instance, a poll came out saying that the U.K. was slightly more likely to exit the European Union (aka “Brexit”)–something that could cause the Fed to leave rates unchanged in June. So when the Brexit odds increased, interest rates moved lower in financial markets. Granted, this isn’t the only consideration moving interest rates, but it speaks to the diverse sources of volatility in the coming days as investors increasingly try to decide if the Fed will hike in June.

Ongoing Lock/Float Considerations


  • The Fed finally hiked on December 16th, causing fears of rising rates in 2016, but markets began the new year with rates moving surprisingly lower. Major losses in stocks and oil prices were part of the same trend of investors moving away from risk.

  • After bottoming out fairly close to all-time lows in February, rates have seen only brief episodes of volatility in a low, narrow range.

  • The Fed’s most recent announcement at the end of April reinforced their cautious approach to rate hikes. This helped rates improved through mid May

  • Now some investors are getting concerned that the Fed may be more prepared to hike rates than markets currently expect. This could create volatility and pressure toward higher rates heading into the June Fed meeting, thus favoring locking vs floating.

  • As always, please keep in mind that the rates discussed generally refer to what we’ve termed ‘best-execution‘ (that is, the most frequently quoted, conforming, conventional 30yr fixed rate for top tier borrowers, based not only on the outright price, but also ‘bang-for-the-buck.’ Generally speaking, our best-execution rate tends to connote no origination or discount points–though this can vary–and tends to predict Freddie Mac’s weekly survey with high accuracy. Only 14% of retirees have even considered a reverse mortgage, and only one person out of 1,000 polled actually entered into one, according to the American College of Financial Services.


The school’s survey, the results of which were released Monday, found that 44% of respondents considered drawing home equity in retirement, though only 25% were comfortable using it as a source of *regular income.


The top reason listed for why respondents chose not to enter into a reverse mortgage was that they had sufficient income already, with 44% of retirees selecting this answer. Other commonly cited reasons included “too young,” “not ready” and “too risky.”


American College, based in Bryn Mawr, Pa., added that the respondents displayed “a slightly negative view on reverse mortgages as a retirement tool.”


The college, which offers graduate degrees and professional certifications, also found that only three out of 10 retirees *demonstrated even passing knowledge of the product when given a 10-question quiz about it. Furthermore, 10% of the respondents in the institution’s survey answered all questions incorrectly.


Despite the lack of knowledge, American College said that the retiree respondents “thought they were more knowledgeable on reverse mortgages” than their scores on the quiz showed, suggesting “both some degree of overconfidence and misunderstanding.”
